Ground Level Suite - Our most popular space, this ground level apartment is one flight down from the first floor of the inn, and has a private entrance out to the backyard. The space is perfect for groups or families, as well as extended stay guests. The first bedroom features a king size bed and bathroom with a shower. The second bedroom features three twin beds and a half bathroom (sink & toilet). There is also a fully equipped kitchen/sitting room with a sofa and TV.

Our Queen Anne Victorian features 6 individual guest rooms (each with a private bathroom) and a 2-bedroom suite. We offer an expanded continental breakfast each morning. Wireless internet is available. Most rooms have TVs.
RIVER RUN BED & BREAKFAST INN

POLICIES
RATES
Rates are per night, plus 10% tax, and include a continental breakfast.
PAYMENT
A $50 non refundable deposit is required to confirm a reservation. We accept Visa, MasterCard, and Discover. The balance will be charged to your card 48 hours prior to your arrival date.
CHANGE AND/OR CANCELLATION POLICY
As a small, personally run bed and breakfast, we are particularly reliant upon advance reservations. Accordingly, we ask that you notify us as soon as possible if your reservation will need to be cancelled.
A $50 non-refundable deposit is taken to secure your reservation.
If the cancellation is received more than 14 days prior to your arrival date, your $50 deposit is non refundable.
If the cancellation or change is received 14 or less days prior to your arrival, and your room is not re-rented by another guest, the full balance for the entire stay will be charged to your card.
If you fail to arrive on your confirmed arrival date, the entire amount for your stay will be charged to your card. Cancellation and no show charges are non-refundable and non-transferable. There is no refund for early departures. Due to our intimate size, there unfortunately can be no exceptions to this policy.
CHECK IN/CHECK OUT
Check in time is anytime after 3pm, and check out is 11am. It's always appreciated if you can call ahead to let us know about what time you'll be arriving.
DOGS AND KIDS
Due to some recent unfortunate incidents, we are no longer dog/pet friendly. Children of all ages are welcome.
SMOKING & ALCOHOL
The interior of the house is a non-smoking facility, however there is a lovely covered front porch for your convenience. Social drinking is acceptable, and we have ice, glasses and corkscrews.
INTERNET ACCESS
Complimentary wireless internet access is available throughout the house.
CELL PHONE SERVICE
Please note: cell phone service can be spotty in the Catskills (although we have pretty good service at the inn, especially if you have Verizon or ATT). Our main phone is 845-254-4884. There are no telephones in our guest rooms.
PARKING
Guest parking is available on the street in front of the inn, or one block down in the public village parking lot.
